1. Who provides the service
Myroslav Podryhulia, tax ID Y9837838Q (NIE), calle La Laja, 7, 38678 Adeje, Santa Cruz de Tenerife, Spain (“Mansaria”).
2. Who it is for
Professional use by real estate agencies and their staff. This is not a consumer service: whoever subscribes declares to act as a business or professional.
3. Account and owner responsibility
Whoever registers the agency becomes the account owner: invites the team, assigns permissions and answers for how the team uses the service.
Each person is responsible for keeping their credentials safe. We recommend enabling two-step verification, available at no cost.
4. Agency data
The data entered belongs to the agency. Mansaria does not use it for its own purposes and processes it under the DPA that forms part of these terms.
The agency can export its information at any time from within the product.
5. Acceptable use
Not permitted: attempting to access another agency’s data, subjecting the service to artificial load, reselling it without a written agreement, or using it to send communications to people who have not consented.
Sending commercial communications requires a valid legal basis. The platform records consents, but obtaining them is the agency’s responsibility.
The service may not be used for unlawful activity or to harm third parties. In particular, it is not permitted to:
- list properties the agency has no mandate or owner authorisation for;
- publish false or misleading data, photographs, prices or conditions;
- advertise short-term rental without the licence number required by applicable law, or with a number that does not correspond to the property;
- take money from end customers under false pretences, including deposits or reservations for properties that do not exist or are not available;
- impersonate another agency, professional or person;
- use the service for money laundering or to avoid tax identification duties.
The agency is responsible for the content it enters and for its accuracy. Mansaria does not review that content in advance or in general, and the absence of review does not imply approval.

6. Availability
The service is provided with reasonable diligence, without committing to a specific availability percentage unless a written service level agreement is signed. Planned downtime is announced in advance where possible.
7. Price and trial period
The applicable commercial terms are those published at subscription time. The initial trial period is 14 days and carries no obligation to continue.
8. Term and termination
The contract renews for equal periods unless cancelled. On termination:
- the agency has 30 days to export its data;
- after that period the data is deleted from active systems and from backups according to their rotation cycle.
Mansaria may suspend or terminate the service, in whole or in part, for non-payment or for breach of clause 5, including use that puts other agencies, the agency’s own end customers or third parties at risk. Notice is given in advance except where urgency, an order from a competent authority or the risk of immediate harm requires acting first.
Suspension may be limited to the affected content — for example, removing the questioned listings from the public storefront — where that is enough to stop the harm.
9. Liability
Mansaria is liable for direct damage caused by its breach, capped at the amount paid over the preceding twelve months. It is not liable for loss of profit nor for damage arising from content entered by the agency.
None of the above limits liability for wilful misconduct or for damage that the law does not allow to be excluded.
10. Changes
Changes are published with a new version. If they affect essential terms, acceptance will be requested on sign-in; if the agency does not accept, it may cancel without penalty.
11. Law and jurisdiction
Spanish law. Courts of Mansaria’s domicile, unless a mandatory rule provides otherwise.
